Why am I receiving an "insufficient data" warning when creating a PDF market report?

This guide will explain the "insufficient data" warning, what it means, and what steps you can take.


Occasionally, when creating PDF Market Reports, you will receive a warning like this (See exhibit below).


It's important to understand that this is not an error but simply a warning. You can ALWAYS proceed by selecting "Yes, Continue Anyways!"


Reasons Why You May See This Warning :


  1. You have selected a very small neighborhood or geographic region
  2. Your search criteria may be very narrow
  3. There may be few or no listings found within your search


How Can This Message Help Me?

The purpose of this message is to simply let you know that you may not be able to see any valid market trends. For example, if your search within a small neighborhood or community only contains 5 listings, all KPI's are going to be based on these 5 listings. This may cause certain metrics, such as the the average sales price to not properly provide an accurate representation of the market because it is based on so few properties.


How To Proceed


Option A :

If you fully understand this and you're okay with it, you are more than welcome to proceed. However, you may receive dips in your graph or large spikes (See exhibit below) because the report is based on so few listings. In many cases, when we're analyzing very few properties, it can be more practical to use Top CMA provided by Trenlii as opposed to our market insights reporting. However, if we're analyzing larger markets and trying to uncover trends in based on a more general search criteria, it can be incredibly useful to apply our Market reports fro various use-cases.



Option B :

If you wish to create a report that offers more trends and a better analysis, you may simply want to expand your search. You can expand your search with one or more of the following options :


  1. Add more geographic areas or a larger coverage area
  2. Remove some of your inventory filters or add more inventory filters
  3. Do not use very specific filters (e.g. Price between $780K-$790)
